What This Covers

A Vettify property law opinion reviews the legal standing of a property transaction before you commit. We examine deed chains, khatian (land record) entries, mutation (namjari) status, porcha (record-of-rights) extracts, and mouza map overlays. We check for encumbrances, liens, vested property claims, and registration gaps under the Registration Act and Transfer of Property Act.

Common Scenarios

Buying or selling land or flats where the seller's name does not match the mutation record. Verifying khatian entries (CS, RS, SA, BS, or diara records) before registration. Checking for encumbrances or liens on a property you are about to purchase. Resolving disputes over boundary lines shown on the mouza map. Confirming that a power of attorney for a property sale is valid and properly executed.

What the Opinion Includes

Your sealed PDF opinion will include: a summary of the property's legal title chain, a review of khatian and mutation records, a check against encumbrance certificates, identification of any gaps or inconsistencies in the documentation, and a clear recommendation on whether the transaction is safe to proceed. All references are cited and the opinion is signed by the reviewing advocate.

Frequently Asked Questions

What is a khatian and why does it matter?
A khatian is a land record sheet that lists the owner(s), plot numbers, and area of land within a mouza (revenue village). There are several types: CS (Cadastral Survey, 1888–1940), RS (Revisional Survey), SA (State Acquisition), BS (Bangladesh Survey), and diara (riverine accretion). Before buying land, you need to check that the seller's name appears correctly in the relevant khatian and that the plot boundaries match the mouza map.
What is mutation (namjari) and do I need it checked?
Mutation (namjari) is the process of updating land revenue records to reflect a change in ownership. After a sale, gift, or inheritance transfer, the new owner must apply for mutation at the local land office (DOL/DTO). If the mutation has not been completed, the seller's name still appears as the recorded owner, which can cause legal problems if you later try to sell or mortgage the property.
How long does a property opinion take?
Standard property opinions are delivered within 3–5 business days. Complex cases involving multiple khatian types, disputed boundaries, or vesting claims may take 7–10 days. You can request Premium delivery (24–48 hours) if your signing deadline is urgent.
